Window Sash Repairs

The sash is an inside frame that moves vertically up and down in windows that are open. This article will teach you how to make several simple repairs to sash.

Weather Stripping

Wood window sashes give an elegant look to your home. When properly maintained, they will last for years. However, they can be damaged or degraded as time passes due to exposure to the elements and wear and tear. The first step in sash window repairs is addressing weather stripping. It's found on both the sash as well as the frame. It can cause drafts if worn or loose. Begin by identifying the window's brand and the glass manufacturer's date (etched on the glass's corners, or the aluminum spacers between panes). Sash Hardware

The hardware that supports window sashes can wear out over time and with use. This can result in windows or doors that is difficult to open or close. It's a good idea to know that replacing or repairing this hardware is often easy and affordable. If you are having trouble opening a sash, spray some lubricant into the jamb channel. Then, slide the sash out to see if this resolves the issue. If the issue persists it's likely to be due to the sash's balance. It is necessary to take off the window sash in order to access the hardware.

Sashes for windows should be able to be able to open and close with minimal effort. However, this may be a challenge if the weights have been worn out or the sash-to rail connecting rail isn't properly coated. This problem can be due to various reasons that include the lack of maintenance or an unmatched weight rating.

To make these repairs to the sash, it's important to have all of the tools needed before you begin. Start by marking the location of the hinge channel on the frame with a pencil (Photo 1). This will help you get the channel back on the correct position after you've finished. Remove the sash and remove the hardware including the beads that separate (Photo 2) and the cords or chains that secure it. Soften any putty that has been hardened with the help of a heat gun set at medium and equipped with an shield to block the nozzle. Remove the old sash, and place it in a bag with a label.

Sash Weights

After removing the access panel, you are able to begin to work on the sash. Utilize a flat bar, or chisel to pry the narrow parting beads from their grooves. It is recommended to keep the weights that came with the original counterbalance unless you've purchased a kit that will replace the counterbalance. They're not expensive and are easy to install if you buy them at architectural salvage stores. Based on the size of your window, one or two sashweights could be needed to keep the sash in an open position.
